This superb, modern villa with spectacular views is in a wonderful seafront location only 40 metres from the sea. The nearest beach is a 5 minute walk along the coast and the popular resort of Coral Bay with its excellent amenities and sweeping beach is 4 kilometres away. A regular bus service runs into central Paphos and the picturesque harbour area. The nearby, charming village of Kissonegra has a good selection of restaurants, taverns and shops. The neighbouring Villa Cantina can be booked for larger parties.

Interior

This spacious villa has been designed to maximise it’s proximity to the sea with large patio doors providing breathtaking views. It has been decorated to a high standard and is bright and airy throughout. It has a large, open plan living and dining room with a high, vaulted ceiling and patio doors leading to the terrace. The modern, well equipped kitchen faces the dining room and provides everything necessary for a self-catering holiday. Villa Arriana has three bedrooms with built in wardrobes and air-conditioning or heating. Two bedrooms with twin beds and en-suite shower rooms and a guest cloakroom are on the ground floor; one has patio doors to the pool terrace. The master bedroom is on the first floor and is accessed by a marble staircase. It has a double bed, an en-suite bathroom with the luxury of a Jacuzzi bath and a large, private balcony overlooking the sea. Adjacent to the master bedroom there is a sauna for which there is an additional charge. Villa Arriana can accommodate 6 people in the existing villas and a further child under 12 on a fold-a-way bed.

Exterior

The patio doors in the living room lead out to a covered and sheltered dining terrace where hours of al fresco dining can be enjoyed whilst taking in the glorious views. The 8x4 metre swimming pool is accessed by both ladder and roman steps and can be heated in winter months for an extra charge which is paid locally. It is surrounded by a sun bathing terrace which has romantic lighting for the long, warm summer evenings and a built-in barbecue. The upper terrace is covered to provide shade from the hot sun and has panoramic views over the crystal clear waters of the sea and towards Coral Bay. Here you can sit and relax to the sound of lapping waves against the shoreline.

Amenities

A 1 minute stroll through the garden leads to the seafront and there is a sandy beach within a 5 minute walk along the coast. The villa is located 4 kilometres from the sought after resort of Coral Bay which has a large, sweeping beach with a beach bar and several water sports facilities. The resort has a good selection of restaurants, bars and shops. The nearby, traditional, Cypriot village of Kissonegra has coffee shops and taverns where you can enjoy the friendly company of the locals and there are supermarkets and shops in the area. Wonderful fresh fruit straight out of the citrus groves, vineyards and banana plantations can be bought at the roadside and there are small seaside bars along the coast. A frequent bus service runs from near the villa or a 5-10 minute drive takes you into lively Paphos which is rich in night life, shopping and a wealth of Cypriot and international cuisine. The picturesque old harbour area of Paphos is a relaxing place to sit over a meal while watching the beautiful yachts come and go. There are many marine excursions leaving from here and nearby the famous Aphrodite Water Park is a superb attraction for family days out. The sporting and adventure facilities in the area are endless and include exciting jeep safaris, balloon flights and deep sea diving.

Services

For guests staying longer than a week there is a weekly maid service and a mid-week towel change. There is an additional charge for the use of the sauna and the air-conditioning/heating which is to be paid locally.
